The Overland Park office building group, Executive Centre, has sold to Brain Group for $22.8 million. The three-building office park located at 10801, 10895 and 10901 Lowell Ave. in Overland Park sits on 14.1 acres and 222,426 total square feet.
Executive Centre is comprised of two three-story office buildings with underground and surface parking and one two-story office building with surface parking. Each building features two-story lobbies with an abundance of natural light and high-quality finishes.
Brain Group specializes in identifying unique and undervalued assets for repositioning and/or redevelopment. In addition to working on a large variety of real estate transactions, Brain Group also manages some venture capital and private equity funds targeted towards helping entrepreneurs not only with capital but with connections and business development here in Kansas City and the general Midwest. The Overland Park-based commercial real estate firm Asset Management Group will manage the property, and Brain and Sneed will oversee leasing.
Executive Centre I, II and III is 81 percent occupied with 93,000 square feet of new leases in the last 24 months. The buildings were constructed between 1981 and 1983 and benefited from a 2016 renovation including upgraded common areas and amenity spaces, new landscaping and signage and a new 1,153-square-foot fitness center.
