The former Woodlands racetrack facility is for sale.  The Unified Government of Wyandotte County has said the owner, Phil Ruffin, is tentatively selling the land to Scannell Properties.  Scannell is planning to build a 1 million square foot warehouse distribution facility and office park on the site.

Scannell Properties, based in Indianapolis, Indiana, is a private real estate development firm with more than 300 development projects in 44 states and Canadian provinces.

Mr. Ruffin bought the Woodlands five years ago hoping to reopen the horse track and add a facility with slot machines. However, the changes that would have made reopening the facility profitable were not approved by the Kansas legislature.

When the sale is completed, Scannell Properties plans to demolish the crumbling horse and dog tracks later this summer with the new distribution center opening next year. The distribution facility is expected to create 1,000 new jobs according to the Unified Government.

The Unified Government also added that 70 acres between the new facility and Wyandotte County Lake will be reserved for green space and public walking trails.

The project plans are currently being reviewed by the Unified Government, State of Kansas and the Army Corps of Engineers. A local public hearing and approval action by the Unified Government will be required for the plans to advance to the next phase.
